Getting Started in Real Estate

Michigan requirements for Broker or Salespersons licensure, click here

There is a new system for getting a real estate salesperson's license in Michigan  

Step 1. You need to go to  www.michigan.gov/icola and create an account. 

Step 2. Take your prelicense course. (I only teach the prelicensure course in Traverse City and Grand Rapids.  Click here for current schedule.)

Step 3. Make application for your salesperson license using your Icola account. If you do not have a broker, you may preregister for your salesperson license.  You will not however receive your license at the testing center in this case.  For more information about the new rules, click here iCOLA.  (Broker Candidates, you must complete all of your requirements, before you register for your license)

Step 4. The broker approves the application

Step 5. Go to  www.psiexams.com print out the registration form and faxing it to PSI with your charge card number or by mailing it with a money order or certified check in the amount of $48.  

Step 6. After you have allowed time for your money to be credited to your account, you may schedule your exam at www.psiexams.com  or by calling the 800 number on the fax application. For additional information and test locations please see www.psiexams.com PSI has prepared a candidate handbook which you may download and print out.  It contains all of the relevant information for obtaining your Broker or Salespersons exam and license.  Click on: CANDIDATE Information Bulletin

Salesperson candidates, you must complete the Fundamentals Course before you take the test.  Broker candidates, you may sign up for your test whenever you are ready.  The broker license will not, however, be issued until all the requirements are met.

Test Taking Help

  • Free Sample Exams! These are awesome.  Not just Michigan, other states tests are here also. These free 100 question sample Broker and Salesperson Real Estate exams were found at the Michigan E-Library, Be careful as you sign in, if you click on the wrong choice, you will go to a page where they wish to charge you. (Trust me, I speak from experience!) You may wish to print this instruction to read as you are clicking through.  This is free to Michigan residents.  Go to MEL and enter your drivers license and click on submit. The Library should open to you.  It is a fantastic place.  After you are done with your Big Ole’ Test, make a note to stop back and look around.  You cannot believe all the free information our state has available for us.  
  • You are logged in so there should be no fee.  Click on New User.  A window will open in which you must create a username and password for yourself.  Click continue.  A window will pop open which will thank you for registering.  Click continue.  

  • A menu of courses will now open.  You should be fine from here on out.  There is now a cookie in your computer.  If you want to re-enter, do not try to sign up as a new user.  If there is more than one user of your computer that wants to work on the sample exam, you will have to delete the cookies from your computer.   

  • As a disclaimer, I found 3 questions on the Salesperson sample #1 that I disagree with the answers.  One is a tax proration.  They used a 36 day month.  I have written to them and awaiting a response.

Broker candidate's, you may click on the above link for your experience forms and complete your education and then make application.  You are not a broker, until the license comes in the mail.

I know, you are eager.  A couple of weeks after you have applied you should be able to go online and find your name.  That means in just a short time your license will come in the mail.  They will try to get it to you in less than a month.  Don't get tempted and start practicing before it comes.  Click here

Setting up your office. (This part is for Brokers, only)

You need to write a Policy and Procedure Manual. You may take a look at mine to get some ideas.  I do not intend for you to copy it. Your manual is personal to your office.  One of the more difficult portions of writing a policy and procedure manual may be the language for defining the style of agency that will be practiced in your office.  You may find pages 67 to 80 in our 2002 continuing education booklet helpful, if you wish to adopt a designated agency style of office.  Here is a link to the site where you may read that www.GLRSonline.com
